What's generally covered

Material Damage (Buildings & Contents)

Covers the physical structure of the property and its contents including furniture, fittings, and equipment for loss or damage arising from fire, water, storm, earthquake, and other insured events.

Business Interruption

Covers loss of revenue following damage to the property that prevents normal operation. The indemnity period should reflect the time required to rebuild or reopen not just repair. This is one of the most underinsured areas in the accommodation sector.

Public Liability

Covers legal liability for bodily injury or property damage suffered by guests, contractors, or members of the public on the premises. Essential cover for any accommodation business.

Employers Liability

Covers legal liability to employees for claims that fall outside of ACC. Essential for any accommodation business with paid staff.

Guest Property

Covers loss or damage to property belonging to guests while on the premises. The extent of liability for guest property varies by policy this is an area where wording matters.

Crime

Covers financial loss arising from theft or fraud by employees. Relevant for any accommodation business with cash handling or access to guest credit card details.

Machinery Breakdown

Covers commercial kitchen equipment, laundry equipment, pool systems, and HVAC plant for mechanical and electrical breakdown. Business interruption extension available where breakdown causes loss of revenue.

Statutory Liability

Covers defence costs for regulatory proceedings under statutes including the Building Act and Health Act, along with any insurable fines or reparation costs ordered by the Courts. Fines imposed under the Health and Safety at Work Act 2015, Employment Relations Act 2000, or any legislation where indemnification is prohibited by law are not covered.
